A building is a business.

We manage buildings — our own and those entrusted to us — and we increase their value, in Geneva and around Lake Geneva. With the bookkeeping done in the same house, which changes everything when the year-end comes.

What sets us apart

We are not a letting agency with an accounting firm next door.

Most owners live with two counterparts who never speak to each other: an agency that collects the rent, and an accountant who, six months later, tries to reconstruct the year from a rent roll and a pile of maintenance invoices.

Here it is one house. The accounting entry is created when the money comes in, not at the year-end. Charges are allocated as they are entered. The heating statement and the tax return come out of the same figures, because it is literally the same system.

We are an accounting firm that manages buildings.

And we manage our own first. That is the most serious guarantee of method a manager can give: what we apply to you, we apply to ourselves.

A manager who owns nothing never has to live with the consequences of his own judgement calls.

Three disciplines

What we do

Property management and administration

Leases, inventories, rent collection, reminders, service-charge statements, maintenance contracts, day-to-day works, tenant relations.

  • The service-charge statement is allocated as the invoice is entered, building by building — it comes out when you ask for it, not when the calendar allows.
  • Every maintenance contract is recorded with its notice period and termination date, and surfaces one to two months before the deadline.
  • The tenant who stops paying: reminder, formal notice, termination, legal action. The group's collection service takes over, through to enforcement.

Value enhancement and renovation

Monitoring renovation and conversion projects, from defining the programme to handover.

  • Steering is done on a live cost table — committed, invoiced, paid, still to commit — not on an initial quote rediscovered at the end.
  • High-end and yield do not call for the same judgement calls: openings and finishes on one side, the works / admissible rent / depreciation ratio on the other.
  • Deductible maintenance or capitalised improvement: the line is drawn before the works start. Reconstructed afterwards, it is hard to defend.

Transactions and advice

Sale, purchase, valuation, property search for buyers, business transfers. Case by case, on files we know we can see through to the end.

  • A valuation is reasoned, not announced: method, comparables and assumptions documented — which is what the bank or the tax authority will ask for anyway.
  • We look at the property and at the structure that holds it: owning company, depreciation, property gains tax, usufruct.
  • A business transfer is as much an accounting file as a property one: a lease to assign, goodwill to value, accounts to present.
The link with the group

One entry, everywhere.

Rents, charges, works: the information goes in once and serves everywhere — rent roll, accounts, VAT where applicable, tax return.

A building held by a company has a year-end, instalments and a return. Handled by the same team, it does not become the file discovered too late.

And the reverse is true: our accounting clients who own property do not have to go looking for an agency elsewhere, and our property clients do not have to go looking for an accountant.
